Renovation Permits for Bathroom Work in Malaysia

Landed Property (Terrace, Semi-D, Bungalow)

No permit needed for:

Replacing tiles

Changing fixtures (toilet, basin, shower)

Waterproofing

Installing shower screen

Changing vanity/cabinets

Minor plumbing repairs

Permit may be needed for:

Moving walls or structural changes

Extending bathroom into another room

Major plumbing rerouting

For standard bathroom renovation in a landed home, you generally don't need any permits. The work is considered internal renovation.

Condominium / Apartment (Strata Property)

This is where it gets important. Most condos and apartments require:

1.Management office approval — Submit renovation form with scope of work

2.Renovation deposit — Typically RM500-2,000 (refundable after completion)

3.Working hours compliance — Usually Monday-Saturday, 9am-5pm

4.Debris disposal — Must use management-approved disposal method

5.Neighbor notification — Some buildings require this

Important strata rules:

Cannot move toilet position without management approval (affects shared pipes)

Must not damage shared waterproofing membrane (especially in bathrooms above other units)

Noise restrictions must be followed

Construction debris cannot go in regular bins

HDB / Government Housing

Public housing has stricter rules. Check with your local council (PBT) before starting any work. Some government quarters prohibit structural modifications entirely.
